History of Belvedere Sailing Society
The Belvedere Sailing Society was created on December 2, 1949, by Belvedere residents to encourage social and water activities on the lagoon and to promote friendships and a sense of community for the enjoyment of all Belvedere residents. This spirited community organization has continued throughout the years through volunteers. The center of activity takes place at the Mann Boathouse at 50 Lagoon Road, which was dedicated to Sam and Bea Mann in 2010 for their lifetime dedication to the BSS. There is Lido racing on summer Sundays, followed by a post-race party for Lido members, and Lasers racing on weeknights during the summer months. Recently, stand-up paddleboards have organized an annual event. The social events include three annual parties organized by the Commodores, at the Boathouse or private residences.
No BSS membership automatically grants access to the private lagoon waters or the ability to store equipment at the boathouse. Active members can request the status of storage availability.
Joining the BSS
Join the Belvedere Sailing Society.
General Membership: You must be a resident of Belvedere. -Membership includes an invitation to three social parties every year that carry an additional fee. - All parties are family-friendly, except for the Progressive event, which is adults-only and has limited capacity due to a private home venue.
Dues: $100 + fees
-If paying by credit card, a fee of $3.62 applies, totaling $103.62.
• Optional General and Lido Membership: For racing and the post-race party, add an additional $25 + fees.
- Credit card payment incurs a fee of $4.52, bringing the total to $129.52.
• Other Payment Options: You can also pay via check or Zelle at no additional fee. See the application link below for instructions.
How to Join
• Complete the Online Membership Application Form:
- Select your membership level and make the payment.
- This will automatically submit your application and payment.
• Payment by Check:
- Complete the form.
- Send your check made out to BSS to:

• Zelle Payment:
- Use BelvedereSailingSociety@gmail.com.
- Include your name and purpose in the memo.
- Note: BSS is not responsible for user errors in Zelle transactions.
• Confirmation
Once your membership is approved, you will receive an email from the Treasurer confirming your qualifications and that your application and dues have been received.
• Mann Boathouse Storage
- The Belvedere Property Owners Association owns the Mann Boathouse, which has limited watercraft storage and can take years for a space to become available.
- To rent a space, you must be a BSS member in good standing. If no space is available, you’ll be placed on a waitlist, and you must maintain your membership to remain on it. Check the Mann Boathouse Storage section for additional information.
Membership in the BSS does not grant you access to the private Lagoon

Event Information
The BSS hosts three annual events open to all General Members, each requiring an additional fee. Events occur at the Mann Boathouse, located at 50 Lagoon Road, except for the Progressive Dinner, which takes place at Members' homes. Events are family-friendly; however, the Progressive Dinner is restricted to Adult Members and has limited spots.
Invitations for all events are sent via Paperless Post evites.

The 2026 annual general membership online dues are $100, plus a $3.62 credit card fee if used.

BSS is not responsible for member errors in using Zelle.
The dues do not include access to the lagoon. The lagoon and the Mann boathouse are BLPOA private property.

Mann Boathouse Storage
The Mann Boathouse was dedicated to Sam and Bea Mann for their over 60 years of devoted BSS volunteering and stewardship of the Lagoon.
The Mann Boathouse operates as a working boathouse from Monday to Friday. It serves as the primary workstation for year-round lagoon water maintenance. Equipment is stored there, and swimming off the dock is prohibited. Access to the boathouse may be restricted occasionally due to work schedules.
The Belvedere Lagoon Property Owners Association owns the boathouse and offers limited rental spaces for watercraft storage. You sign an agreement with them and set up automatic payments.
To request a storage space, you must be an active BSS member in good standing. Space is subject to availability; if no space is available, you will be placed on a waiting list. To remain on the list, you must maintain your membership in good standing. Once a member, you can email the Port Captain for availability and rental requirements.
